Instead I want to be a friend to my clients, someone that they can call in their time of need. </p><h3>Personal Story</h3><p>This past weekend was the Morgan Wallen concert in Columbus. It drew huge crowds downtown and was by all accounts a blast. One of my clients called me late Saturday night in need of a ride. </p><p>Did I want to go get them? They received multiple offers on it, accepted one, and went through the long waiting process waiting for closing. But then, the buyer&#8217;s financing fell through 2 days before closing.</p><p>Now that seller is going to be upset. Not only is their home going to be put back on the market. They&#8217;ve also lost nearly a month of valuable time. Which means they may be held up from moving into their new home, or paying their current mortgage an extra month. </p><p>It sucks, but this is a reality that is very common in the game of real estate.</p><h3>Buyer&#8217;s remorse</h3><p>From the buyer side of things, lets say they have found the perfect home. It has all the right features, it&#8217;s in the right school district, and it&#8217;s priced within their budget. It was leaking into the attic after all, not their living room. </p><p>What happens now? Well the buyer could leave the contract&#8230; They have every right to since the house inspection came back with negative findings. But what if instead they asked the seller to repair the leak prior to closing? </p><h3>What now?</h3><p>Well the buyer asks for $5000 off the purchase price, in order to cover the cost of the repairs they will make once they have possession. </p><p>&#8220;They want $5,000 Dollars?&#8221; the seller will yell at their listing agent. &#8220;No we&#8217;re not going to get screwed by these people. I listed it AS-IS and its going to sell AS-IS.&#8221; </p><p>Now both parties are in a pickle. What happens next? Where do the agents go from here? How is it possible to make everyone happy. </p><p>What if both parties would agree to meet in the middle? Splitting the difference is generally seen as fair. So $2,500 credited to the buyer for the repairs&#8230; The seller is happy because he&#8217;s given up very little.</p><h3>A deal is better than no deal &#8212; for everyone</h3><p>But they still have to make up the difference you think. Well what if each agent on transaction decides to kick in an additional $1,250 (totaling $2,500) from their commission? That would get the buyer their full $5,000 for repairs. The agents take a hit on their commission, but they create life long clients in the process. </p><p>The buyer and seller get to move into new homes. </p><p>All is well and real estate hell is avoided in this circumstance. </p><h3>There is always a solution</h3><p>The buying/selling process will always be emotional for everyone involved. own these leasing companies. Think about it, what qualifies someone to have absolute autonomy over your living situation? </p><p>If you&#8217;ve rented anywhere you know what I mean. This means less than professional people are controlling your living situation. That does not bode well for you the consumer. </p><p>It means you are easily replaceable and often not treated like a human by these managers. They know that their product, barring any dire circumstances will continue to sell due to large scale population growth. </p><p><em>Not to mention property managers receive bonuses for increasing profit year over year. </em></p><h3>Why does rent keep going up?</h3><p>Profit margins are king for these corporations. As they continue to spend more money (even though it doesn&#8217;t feel like it) paying their employees, paying for systems like automatic rent payment, etc. They continue to need to make more money from renters. </p><p>Which means you will continue to see the rent prices increase as Central Ohio grows as a market. </p><p>If everyone&#8217;s rent is going up, the property managers know they can get away with it. </p><h3>Rent vs. Mortgage Payment Disparities</h3><p>With interest rates at 7% or more in most cases, the disparities between the average rent payment and the average mortgage is as wide as its ever been. So even though you are paying more for rent than ever, property managers know that your rent can continue to be increased because of the market. </p><h3>Columbus the new Denver?</h3><p>Think of some of the most expensive cities in the United States to live in. Outside of New York and Los Angeles, rent is super high in most major metropolitan areas. As are house prices. </p><p>Columbus is beginning to fall into this trend line of expensive cities to live in. We are still statistically low compared to our population levels. But given 5-10 more years of population growth intertwined with inflation, we will soon be looking at $2500 per month for the average 2 bedroom apartment in the city and surrounding suburbs. </p><h3>The Reality</h3><p>How does one combat this? If you&#8217;re young you get a roommate or two and find a decent living situation for the time being. But going forward it is not going to get easier.</p><p>If I were young and single, I would look to buy a house as soon as possible. Then I would rent out 2-3 bedrooms to some friends. <strong>This strategy is called house hacking.</strong> </p><p>Your roommates pay the majority of your mortgage, you build equity, and your cost of shelter is dropped dramatically from $1000-1500 a month down to less than a thousand dollars a month. </p><p>Plus the equity can then be taken out a couple of years down the line and leveraged into a much nicer starter home to begin your family. </p><p>This strategy can also be used by parents who are already paying for their young adult&#8217;s rent as they move out of the house. Does your son or daughter rent a college house or apartment? Why not buy it and rent it out to the roommates? You&#8217;ll save money and be investing into an asset as opposed to forking over money to someone else. </p><h3>Are you building wealth? </h3><p>Outside of the grind of entrepreneurship, buying real estate is the route to building wealth in this country. If you have been awarded a grant for this purpose, here are some steps to follow to make the most of it:</p><p>Before we get into Grants here&#8217;s a link to all the home buyer incentives the state of Ohio offers to those who own property: <a href="https://ohio.gov/residents/resources/homebuyer-incentives">home buyer incentives</a></p><ol><li><p>Research Eligibility Criteria </p><ol><li><p>Before you can utilize the grant, you will need to make sure that you meet all of the eligibility criteria. Some grants may have income or credit score requirements, while others <em>may only be available to first-time homebuyers or for certain types of properties</em>. </p><p>While a home warranty may not be necessary for all homeowners, there are many benefits to having one. In this blog post, we will explore some of the positives of a home warranty.</p><p><em><strong>For me a home warranty is a no-brainer. </strong></em></p><h4>How Much does a Home Warranty Cost?</h4><p>The nice part of home warranties is they can be paid for by the seller. If this is so they are written into the contract at the time of the offer. After the first year, the homeowner will pay for the program. </p><p>The company I use is First American Home Warranty, their basic coverage is around $600-700 for most homes per year. If you are interested in a home warranty on your current home, it makes more sense to go through a representative directly as they can usually get a discounted rate. </p><h4>Deductibles</h4><p>Like an insurance policy, you will still pay a deductible for repairs on your home or new appliances. But they usually are about $100. Which is considerably less than paying the price of a new washer/dryer or a contractor. </p><p><em>Most contractors will charge upwards of this just for an initial inspection or consultation. Combined these companies are planning to invest another Billion dollars in the region resulting in the creation of over 3200 new jobs. </p><h4>On the housing market</h4><p>In both 2020 and 2021 we saw double digit appreciation of home values in the market. Homes that sold for $200,000 in 2020 are now selling for $220,000 and up.  The spring market in 2023 is hot as it has been in recent years. Multiple offer situations are more common than homes making it through the first weekend of them being listed. </p><p><em><strong>Where does it head from here?</strong></em></p><p>It&#8217;s impossible to time market swings, but with the media narrative of an incoming housing crash&#8230; we must remember two things:</p><ol><li><p><em>Negative headlines sell more than positive news stories</em></p></li><li><p><em>Pullbacks can occur on a national scale while local markets are insulated</em></p></li></ol><p>So whether your parents or the news are telling you one thing or another, it is best to reach out to a trusted professional when it comes to making decisions regarding whether you should wait to buy or get in now.</p><h4>When&#8217;s the best time to buy? </h4><p>Real Estate follows the rule of appreciation like most investments. </p><p>The best time to buy real estate was 3 years ago. Fast forward 3-5 years from now, and the answer will remain the same&#8230; The best time to buy is now&#8230; </p><p><strong>Waiting to time a crash is going to result in lost of potential equity.</strong></p><p>With the average rent cost sitting at upwards of $18,000 per year in Columbus, that is $18,000 being thrown away. Where as if you were to buy today, you would have paid that money toward your home. Increasing your equity in the property while also taking advantage of appreciating home prices year over year. </p><h4>Buying may not be in your cards right now</h4><p>If you want to buy, a good credit score and money for closing costs is required (usually 3-5K). is essential that a home is customized to meet the needs and preferences of its occupants. </p><p>This may involve modifying the layout, adding or removing rooms, or incorporating unique features that reflect the personality of the homeowner. By customizing a home, homeowners can create a space that is not only functional but also aesthetically pleasing and enjoyable to live in.</p><h4>More custom usually means more value</h4><p>One of the primary advantages of customizing a home is that it increases its value. The real value of real estate lies in its uniqueness. I show a lot of homes that are very similar in layout and features. </p><p>A home that has been customized to meet the needs of its occupants will always be more attractive to potential buyers and can command a higher price on the market.</p><p><em>Additionally, customizing a home can save homeowners money in the long run. By incorporating energy-efficient features such as solar panels, double-glazed windows, and insulation, homeowners can reduce their energy bills and save money on utilities. </em></p><p><em>*** There are plenty of solar programs right now that allow for home owners to get solar panels for little to no money down ***</em></p><h4>More FUNctionalitiy</h4><p>Another advantage of customizing a home is that it can improve its functionality. For example, if a homeowner frequently entertains guests, they may choose to install a large kitchen with an island or a spacious living area that can accommodate large groups of people or a basement bar room. </p><p>In my case, I do a lot writing and working from my current home office. In my dream home I will have a fully outfitted office library that rivals that of a former president. Something that my former 2 bedroom apartment could never give me. </p><h4>More room to live, work, and play</h4><p>Whether it's a larger living area, a bigger kitchen, or an additional bedroom, extra space can improve the quality of life for occupants by providing more room to relax and enjoy their home. </p><p>Extra space can also be used for hobbies, exercise, or storage, allowing homeowners to pursue their passions and interests without sacrificing valuable living space. Home gyms are the current craze and they can&#8217;t be achieved unless they have a place to call home. </p><p>By creating a space that is tailored to their needs and preferences, homeowners can increase the value of their home, save money on utilities, and improve its functionality. Additionally, extra space provides more room to live, work, and play, enhancing the quality of life for occupants. If you own your own place, you are adulting at a very high level. </p><p>When you own a home, you have complete control over the property, which means you can make any changes or modifications you desire. </p><p>Additionally, homeownership is a long-term investment, meaning that over time, your home will appreciate in value, making it a valuable asset. In the Columbus market you can expect homes to appreciate anywhere between 3-8% year over year. </p><h5><em>If you bought a $250,000 home in spring 2021, it would be worth anywhere between $264,000 - $291,600</em></h5><p></p><p><strong>Homeownership comes with some of responsibilities. </strong></p><p>For example, you are responsible for all repairs and maintenance of the property, which can be costly and time-consuming. But if you have a home warranty, you can have all repairs and maintenance covered under your home warranty plan. </p><p>Additionally, owning a home often requires a commitment upfront, including a down payment, closing costs, and ongoing mortgage payments. But with creative financing options you can get up to 100% financing options. </p><p>And mortgage payments are usually a little more than average rent. But remember your monthly mortgage payment is building toward equity in the investment. </p><h4>Renting:</h4><p>Renting a home, on the other hand, offers a degree of flexibility and convenience. We wanted the house, we were the first people to view and we placed an offer $10,000 over the list price. Unfortunately, we were butted up against 15 other offers. </p><p><em>We ended up losing out. </em></p><p><em><strong>The house went into contract at over $22,000 more than the original list price. </strong></em></p><p>On the other side of town, my mentor placed an offer and was pitted against 17 other offers&#8230; </p><p>This is the norm that we are getting back to in the Columbus market. For homes in desirable neighborhoods, things are moving quick and waaaaay over price. </p><h4>Here&#8217;s what you need to know &#8594;</h4><p>If you&#8217;re in the market for a new residential real estate property, then you know that making the right offer is key to getting the best deal. </p><p>But how do you ensure that your offer is the best one? </p><p>1. <strong>Do your research. </strong></p><p>Before you make an offer, take the time to research the local market. Look at comparable properties in the area and take note of their prices, features, and condition. This will give you a good idea of what the market value of your potential home is. </p><p><em>If you use me as your realtor this will all be taken care of for you. </em></p><p>2. <strong>Know your limits.</strong> </p><p>Before you make an offer, decide what your maximum price is, and don&#8217;t go over it. It&#8217;s easy to get caught up in the excitement of buying a new home, but it&#8217;s important to stay within your budget. </p><p><em>Getting pre-approved by a reputable lender is your best bet. </em></p><p>3. <strong>Make a competitive bid.</strong> </p><p>Don&#8217;t be afraid to make an offer that&#8217;s slightly higher than the asking price. This shows the seller that you&#8217;re serious about buying and can also help you stand out from other potential buyers. </p><p><em>If your home of choice is in a good neighborhood, it is likely to go for 5% or more over the list price. </em></p><p>4. <strong>Consider other factors</strong>. </p><p>When making an offer, consider things like closing costs, repairs, and inspection fees. These can all add up quickly, so make sure your offer is taking them into account. </p><p><em>Waving inspections, remedies, home warranties, etc. will strengthen your offer. </em></p><p>5. <strong>Be flexible.</strong> </p><p>Try to make your offer as attractive as possible. This could mean offering a shorter closing timeline or waiving certain contingencies. According to the National Association of Realtors, the median existing-home price in December 2022 was $366,900, up nearly 18% over the past 2 years. </p><p>This rise in home prices is due to the low supply of homes on the market, which is leading to increased competition among buyers. Despite what the news says, the market in Central Ohio is still moving fast.</p><h4>Intel + Honda Innovations</h4><p>With Intel and Honda moving big bucks into central Ohio, the increase in home prices will not slow down anytime soon. Consider Fixer-Uppers</h4><p>Distressed properties, such as foreclosures and short sales, can often be the best real estate deals. However, with a bit of research and preparation, you can find the best rates and secure a mortgage that fits your budget and financial goals. </p><p>I&#8217;ll cover the steps you need to take to find the best mortgage rates and secure the right mortgage for you. As always I am more than happy to take referrals from people in my network. Check Your Credit Score</h4><p>Your credit score is one of the most important factors that lenders use to determine your mortgage rate. The higher your credit score, the better interest rate you can qualify for. Before you start shopping for a mortgage, make sure to check your credit score and credit report. You can get a free credit report once a year from each of the three major credit reporting agencies: Equifax, Experian, and TransUnion. </p><p>*** BE AWARE THAT THE SCORE CREDIT KARMA GIVES YOU IS NOT ALWAYS ACCURATE ***</p><h4>2. Get Pre-Approved</h4><p>Getting pre-approved for a mortgage is a crucial step in the homebuying process. A pre-approval lets you know how much you can afford to borrow and what your interest rate will be. </p><p>This can help you narrow down your search for the perfect home and give you a competitive edge when making an offer. When getting pre-approved, make sure to work with a lender who will provide you with a good faith estimate, which is a detailed breakdown of the costs associated with your mortgage. </p><p>My friends at NFM Lending are great at explaining their rates to borrowers. Their contact information can be found at the bottom of this post!</p><h4>3. Shop Around</h4><p>Don&#8217;t settle for the first mortgage quote you receive. Shop around and compare quotes from multiple lenders to find the best rate. You can start by asking your local bank or credit union, and then expand your search to online lenders and mortgage brokers. Be sure to compare not only the interest rates, but also the terms and fees associated with each mortgage. </p><p>*** BE AWARE OF BIG LENDERS LIKE ROCKET MORTGAGE. THEIR ADVERTISEMENTS CAN BE MISLEADING, I RECOMMEND A LOCAL LENDER AS THEY ARE MORE TRANSPARENT AND GIVE BETTER SERVICE THROUGHOUT THE PROCESS ***</p><h4>4. Negotiate</h4><p>Don&#8217;t be afraid to negotiate your mortgage rate. If you have a strong credit score and a stable income, you may be able to negotiate a lower rate with your lender. It&#8217;s also a good idea to ask about any discounts or special offers that may be available.</p><h4>5. Lock In Your Rate</h4><p>Once you&#8217;ve found the best mortgage rate, be sure to lock it in. Interest rates can change quickly, so locking in your rate will protect you from any unexpected increases. Make sure to ask your lender how long your rate will be locked in for and what the terms and conditions are. Mortgage rates are always changing in the current market, locking in a lower rate now, will save you money later. Most pre-approvals are valid for 90 days. </p><p>In conclusion, finding the best mortgage rates takes time and research, but it&#8217;s worth it in the end. By following these steps, you can ensure that you&#8217;re getting the best deal on your mortgage and securing your financial future. This can give you more disposable income each month, which can be used to pay off other debts, save for retirement, or make home improvements.</p><p>Another benefit of refinancing is that it can help you pay off your mortgage faster. With a lower interest rate, you can shorten the term of your loan and pay off your mortgage faster. This can save you thousands of dollars in interest over the life of your loan.</p><h5>Think about it this way </h5><h5>Your mortgage is slightly more complicated than this, but this will give you an idea.</h5><p>If you borrow $1000 at a 7%  interest rate (slightly lower than market average Q1 2023). You would pay 70$ per a year in interest until you have paid off the principal of the loan.</p><p>The Q1 2024 projection for interest rates is 5%. </p><p>If you borrow $1000 at a 5% interest rate (projected). In the above example we saw a 2% change on a loan of a thousand dollars. How much is your house worth, probably 250 x $1000. These single percents can be huge amounts, when talking about something as valuable as your home.
